New property valuations out this week
Everybody believes rates should be distributed fairly.
That’s what our three-yearly district property revaluation does. Every three years, we update property values across the Taupō District. This process, called a general revaluation, helps us distribute rates so that everybody pays their fair share based on up‑to‑date information.
Like other parts of New Zealand, Taupō District has seen changes in property values over recent years. In this revaluation, many residential property values are lower than the last valuation in 2022. This reflects changes in the property market since then.
A change in your property’s value does not automatically mean your rates will go down - or up. It depends on how it has changed relative to the average across the district. Also, the revaluation doesn’t change the total amount of rates Council collects - it just helps us divide it fairly between properties. If you think of rates as a pie, revaluation doesn’t make the pie bigger or smaller - it just adjusts the size of each property’s slice.
Council employed independent valuer Opteon to do the revaluation. The results are also audited by the Valuer-General. Your new valuation will apply from 1 July 2026.
Your rates fund services like roads, water supply and wastewater treatment, parks and reserves, and community facilities like libraries. It’s a mixture of essential infrastructure and services that make the Taupō District a great place to live.
If you disagree with your new property valuation you have the right to lodge an objection. Objections must be lodged within 30 working days from the date of your valuation notice. Details of the objection process are at www.taupo.govt.nz/valuations.
