District-wide revaluation coming soon
We expect to send out Taupo District's new property valuations in May.
We know people are keen to know their new property value earlier if possible! However the valuation process must be audited by the Office of the Valuer-General. This means Council and our independent valuation provider Opteon are unable to give out the new values before this time.
Depending on whether the value of your property has changed and how, this may also affect your rates.
The common misconception about revaluations is that if property values rise, so does the amount of rates that Council collects. Instead, valuations help us work out everyone’s fair share of rates.
If you think about the council’s rates income as a pie, each property’s value makes up a slice of the pie. A district revaluation doesn’t change the size of the pie (the amount of rates Council receives) but it may change how that pie is divided up. It’s the relative change in value compared to other properties that determines your rates bill.
In other words, a ratepayer’s slice of pie might get bigger or smaller depending on how their property value has changed in relation to the average change in the district. The amount of rates Council collects remains the same.
