Subdivision certification
There are stages of certification that are required to be completed before a subdivision can be signed off as complete.
Section 223
Once subdivision consent is issued, you have five years to lodge a survey plan with us. A survey plan is a detailed plan prepared by a registered surveyor that shows the boundaries, areas and any relevant easements and covenants that need to be prepared.
If the survey plan is in accordance with the approved subdivision consent, then we will grant a section 223 certificate approval allowing the survey plan to be lodged with Land Information New Zealand. This lodgement is responsibility of the applicant.
We have 10 working days to process your request.

Section 224(c)
You have a further three years from the date the section 223 certificate was signed to obtain section 224(c) certificate. This is the final approval from us that all conditions of the subdivision consent have been complied with.
Once all works have been completed, a formal application needs to be lodged with us. The application must set out each condition of the approved resource consent with an explanation on how each condition has been complied with. Your application should also be accompanied by the relevant 224(c) certificate for signing.
Upon satisfaction that all conditions of subdivision consent have been complied with then the 224(c) certificates will be signed. You must then lodge this certificate with Land Information New Zealand to allow separate titles for the newly created lots to be issued. The certificate must be lodged prior to the lapsing of your section 223 approval.

Consent notice (Section 221)
A consent notice is a notice which may be registered against the titles of the newly created lots which brings future purchasers' attention to certain conditions relating to those lots.
You can apply to vary or cancel a consent notice affecting your property by completing our application form.

Fees
There are fees associated with subdivision certification requests. Once your request has been processed, an invoice for the relevant fees will be issued for payment.
