Amendments and minor variations

What is a minor variation

A minor variation is a small change to the consented plans and specifications after the building consent has been issued.

Provided the changes are minor, achieve an equivalent level of performance, and do not affect Building Code compliance, it is at the discretion of the building consent authority to ascertain if it is significant enough to require an amendment to the building consent.

Submit a minor variation

To submit a minor variation to your building project, email buildingconsents@taupo.govt.nz with the subject line 'Minor Variation for BC******’ (using your building consent number) and include the following:

  • All updated documents (plans/specs/design certificates) and any other relevant supporting documentation.
  • Changes to plans need to be clearly highlighted around the area(s) of the plan being updated; this helps to streamline the process and make it clear to our staff what the proposed changes are.
  • Both a written explanation of the proposed changes and written authorisation from the owner specific to the change (not a copy of the original authorisation, nor modified in any way). We recommend attaching an approval email from the owner.

What is an Amendment

Amendments are proposed changes made outside the scope of the original building consent. These changes are required to go through a formal amendment process and must be approved before the altered work can begin.

Apply for an amendment

Applications for amendment can be submitted online using Objective Build, via the link below.

  • Please ensure you include an amended set of plans and specifications to accurately reflect the changes and attach all other relevant paperwork.
  • Once accepted, the application will be processed within 20 working days.
  • If we need to ask you for further information, the 20-working day clock will be paused until that information has been received in full.

Fast-track amendment

In certain cases, a fast-track amendment can be requested, which enables processing of the application to occur within five working days of the application being accepted for processing. Capacity for fast-track amendments is at the discretion of Council, based on resources and the complexity of the proposed changes.
